Step 1: Research

Start by identifying what you are looking for in a home. Consider location, property type such as condo, townhome, or single-family home. Identify which features do you like and dislike? What’s available on the market now?

Review current listings and pay attention to how asking prices change over time. This could give you valuable insight into housing trends in specific neighborhoods and help you when the time comes to make an offer.

Step 2: Decide on Your Budget

In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending. Before speaking with a lender, determine a monthly payment that feels comfortable based on your personal finances.

This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. Include not only mortgage payments but also property taxes, insurance, utilities, and HOA fees if applicable. Understanding your full budget helps you avoid overextending financially during your home search.

Step 3: Get Pre-Approved

A mortgage pre-approval helps determine how much you may qualify to borrow. Lenders will review your credit, income, employment history, and financial background. Step 5: Find the Right Home

This should be the most enjoyable step of the entire process (other than moving in!). I will arrange showings of homes that fit your criteria.

Consider layout, condition, and functionality, and also observe the surrounding neighborhood, commute times, parking, and nearby amenities. Comparing multiple homes will help you identify what best fits your lifestyle.

Step 6: Make an Offer

Once you have found the perfect home, I will work with you to craft a fair offer based on comparable recent sales and current market conditions.

Depending on what the home is listed at and whether the current environment is a buyer’s or seller’s market, your offer may be below, at, or above the asking price. I will be able to help you negotiate counteroffers and reach an agreement.

Step 7: Have the Home Inspected

After your offer is accepted, we will move into escrow. A home inspection is typically completed to evaluate the condition of the property. I will timely schedule licensed inspectors to assess structural elements, systems, and potential repairs. If issues are found, we may negotiate repairs or credits, or reconsider the purchase depending on the findings.

Step 8: Select Your Loan

Now is the time to go back to the mortgage lender who pre-approved you and choose your mortgage. You will be presented with various options based on your unique financial situation. Common choices include fixed-rate and adjustable-rate loans, as well as different term lengths such as 15-year or 30-year mortgages.

Step 9: Get a Home Appraisal

Your lender will order an appraisal to determine the market value of the home. This ensures the property is priced appropriately for the loan amount being issued and protects both the buyer and lender.

Step 10: Finish Paperwork

The final step involves completing all required documents with your lender and escrow or title company. Once everything is signed and funded, ownership is officially transferred and you receive the keys to your new home.

It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
